Taurecon Real Estate Consulting GmbH conducted the financial due diligence and also coordinated the taxation and legal due diligence on the Gutenberggalerie in Leipzig, prior to its acquisition in 2015. Located in the Grafisches Viertel, the city’s traditional business district, it is a mixed use property with retail, offices and hotel.

Demire AG purchased the property as a share deal for the non-cash capital increase when the Gutenberggalerie had a higher vacancy rate. With the participation of TAURECON, a new usage concept to revitalise the property’s retail was created. The nine-storey building has a total usable area of 20,395 sqm and is distinctive in terms of its architecture, aesthetics and functionality. The atrium, for instance, was inspired by Leipzig’s traditional courtyards and passages. The building is in good condition. The tenant structure is broad, with numerous well-known companies based there. The excellent micro-location and good connections to local transport, combined with the quality of the building, allow for rents of between EUR 6.50 and EUR 7.50.
