The former Quelle Logistics Centre, directly across from the Leipzig trade fair grounds has been converted into a multi-tenant property that can accommodate a very diverse tenant mix. Here online-trading, automotive supply and other enterprises profit from the outstanding link to important transport networks. The current annual net rental income is some EUR 4 million.

The due diligence process

The due diligence process for the property was conducted by Thomas Bergander. After purchasing the logistics centre by a family office in 2012, Taurecon assumed the responsibility for asset management and the rental. Within three years, annual net rental income was doubled. Here a largely automated single-tenant property was successfully converted for multi-tenant use. In 2015, Taurecon assisted in the sale to Demire AG. Taurecon remains responsible for the general management, asset management and the rental of the property.

The Logistikpark, with a total area of 300,000 m², is situated very conveniently for transportation with three direct motorway junctions. The Leipzig/Halle airport, with 24-hour operation and a large DHL hub is only a few kilometres away and can be reached quickly by motorway. The area also has its own rail link and thus enjoys outstanding interfaces with the three most important transport networks. The new BMW and Porsche factories are nearby.

Among the principal tenants is MOMOX, a mail-order company for second-hand books and CDs. Two BMW suppliers also maintain a location here: among other things carbon parts for electrical car production are processed on the grounds of the Logistikpark. The proximity to Porsche and BMW has drawn an increasing demand by suppliers and logistics firms.
